Do You Really Need 20% Down?
Let's Keep It REAL 🏡

I met up with someone for coffee this week who's been thinking about buying a home. Somewhere between the first sip and the second refill, they said something I hear all the time: "We're not ready yet. We still need to save 10 to 20 percent for the down payment."
I nearly spilled my latte. ☕ Not because it's a silly thing to think — there are no silly questions — but because that one belief keeps a LOT of people renting longer than they need to. So let's clear it up together.
🤔 SO WHERE DOES "20% DOWN" COME FROM?
The 20% number is real — it's just not a requirement. On a conventional loan, putting 20% down means you skip private mortgage insurance (PMI), a monthly cost lenders charge when you put down less. That's it. That's the whole origin story.
Somewhere along the way, "20% avoids PMI" got shortened to "you need 20% to buy." Think of it as the real estate version of "drink eight glasses of water a day" — everybody's heard it, very few people know where it came from. 😄
And here's the kicker: most first-time buyers don't put down 20% anyway. According to the National Association of REALTORS® 2025 Profile of Home Buyers and Sellers, the typical first-time buyer put down 10% — and that was the highest it's been since 1989. Plenty put down far less.

💪 WHAT YOU ACTUALLY NEED (SPOILER: IT'S A LOT LESS)
Every loan type has its own minimum. To make it real, let's use a $400,000 home — right around the typical sale price in the Atlanta core right now. Georgia MLS reported an August 2026 median of $400,000. At 20% down, that's $80,000 before you get the keys. Yikes. 😬 Here's what the minimums actually look like:
• 🏡 Conventional loan — as little as 3% down: $12,000. First-time buyer programs like Fannie Mae's HomeReady and Freddie Mac's Home Possible go as low as 3%; many standard conventional loans start at 5% ($20,000).
• 🏡 FHA loan — 3.5% down: $14,000, with a credit score of 580 or higher.
• 🇺🇸 VA loan — $0 down for eligible veterans, active-duty service members and surviving spouses. Thank you for your service — this one's a big deal.
• 🌳 USDA loan — $0 down for homes in eligible rural and suburban areas, with household income limits.
$80,000 versus $12,000 to $14,000. That's not a rounding error — that's the difference between "someday" and "maybe sooner than I thought."
🍑 GEORGIA BUYERS: MEET GEORGIA DREAM
If you're in Georgia, it gets even better. The state's Georgia Dream Homeownership Program, run by the Department of Community Affairs, offers down payment assistance to eligible buyers:
• Standard: 5% of the purchase price, up to $10,000 (whichever is less)
• Protectors, Educators & Nurses (PEN): 6%, up to $12,500 — for public safety, educators, healthcare workers and active military
• Choice: 6%, up to $12,500 — for households with a family member living with a disability
The assistance comes as a 0% interest second mortgage with no monthly payments. It's not free money — you repay it when you sell, refinance or move out — but it can take a real bite out of what you bring to the table.
On our $400,000 example, 5% would be $20,000, so the standard option tops out at the $10,000 cap (6% for PEN or Choice tops out at $12,500). Pair $10,000 with that $14,000 FHA minimum and the down payment coming out of your own pocket drops to about $4,000. From $80,000 to $4,000. Now we're talking! 🎉

It's for first-time buyers (or anyone who hasn't owned a home in the past three years), with income and price limits. In metro Atlanta, as of July 8, 2026, the price cap is $625,000 and household income limits are $137,555 (1–2 people) and $158,188 (3+ people). You'll also need a Georgia Dream participating lender — not every lender can offer it.

🛡️ NOW LET'S KEEP IT REAL — THE TRADE-OFFS
A smaller down payment isn't a free lunch. #NeelKeepingItREAL means telling you the whole story:
• A bigger loan means a bigger monthly payment. Less down = more borrowed.
• Mortgage insurance. Put less than 20% down and you'll usually pay it — PMI on conventional loans, MIP on FHA. It's a real monthly cost, so it belongs in your budget.
• The down payment isn't the only cash you'll need. Closing costs, earnest money and your inspection are separate line items. Plan for them from day one.
• Don't drain the tank. Emptying every account to hit a bigger down payment can leave you "house poor" the first time the water heater quits. A cushion after closing is worth a lot of peace of mind.
The right down payment isn't the biggest one you can scrape together. It's the one that gets you into the right home and lets you sleep at night.
